Booking & arrival
- How do I check in?
- Self check-in by door code. We send the code the morning of arrival along with directions to the parking pad. The on-site host is reachable by phone any hour.
- When can I arrive and when do I leave?
- Check-in is from 4:00 PM and check-out is 11:00 AM. Earlier arrival or later departure can usually be arranged the day before — message the concierge.
- Is there an age requirement?
- The lead guest must be 25 or older and present a government-issued ID at check-in. Other guests can be of any age.
- Do you take a deposit?
- We authorize — not charge — a refundable $500 security hold 48 hours before arrival. The hold is released within 7 days of check-out.
- What if my plans change?
- Free cancellation up to 7 days before arrival. Within 7 days, the first night plus the cleaning fee are non-refundable. See our policies page for the full schedule.

The residence
- Is the whole house reserved for me?
- By default, no — Casa Brickell has six suites and we sell them individually, so other guests may share the loggia, kitchen, and pool. Whole-villa buyouts are available; ask the concierge for pricing.
- How many people can stay?
- Twelve guests maximum, across all six suites. Day visitors are not permitted.
- Is there parking?
- Yes — one space per suite on the gated driveway. Valet can be arranged for events on request.
- Is breakfast included?
- Not by default. Daily breakfast at the loggia is offered as an add-on at booking — house-made pastries, fruit, espresso, and a cooked option. $95 per guest per day.
- Is there air conditioning?
- Yes — central AC throughout, with individual thermostats in every suite. Ceiling fans on the loggia.
- Can I work from the residence?
- Yes. Wi-Fi is fiber, ~900 Mbps. The Studio and Atelier suites have proper desks; the loggia and dining room are quiet during the day.
- Do you have a pool?
- A small plunge pool sits in the courtyard, 8 ft × 16 ft, heated year-round. There is no lifeguard. Children must be supervised at all times.

Family & pets
- Are children welcome?
- Yes, children of all ages. Travel cribs, high chairs, and outlet covers are provided on request at no charge.
- Are pets welcome?
- By prior arrangement. Two pets, under 50 lb each, with a $150 non-refundable pet fee per stay. Service animals are always welcome at no charge.
- Is the residence accessible?
- The Garden suite, kitchen, loggia, and one full bathroom are on the ground floor with no steps. The other five suites are on upper floors and reached by interior staircase only — there is no elevator.

Neighborhood & getting around
- Where exactly is Casa Brickell?
- On Biscayne Bay in Brickell, Miami. We share the exact address with confirmed guests; the public listing keeps it private.
- How far from the airport?
- About 20 minutes by car from MIA in light traffic. We offer airport transfer as an add-on at $145 each way (Mercedes EQS or equivalent).
- Do I need a car?
- Most guests don't. Brickell is walkable and rideshare is plentiful. A car helps if you want to spend a day in the Keys or the Everglades.
- What's nearby?
- Brickell City Centre is a 12-minute walk; Mary Brickell Village a few blocks past that. South Beach is 15 minutes by car or 25 by Metromover plus a short rideshare.

Events, parties, and special requests
- Can I host a wedding or party?
- Not on the standard nightly rate. Events of any size require a buyout and a separate event agreement. Reach the concierge well in advance — we host a small number per year.
- Can I film or photograph at the property?
- Editorial photography for personal use is welcome. Commercial productions require a permit and a separate agreement.
- What if I want to surprise someone?
- Send the concierge a note before arrival. We've handled flowers, in-suite dinners, photographers, sailing charters, and a string quartet on the dock. Most things are possible with notice.

House rules in brief
- Quiet hours?
- 10:00 PM to 8:00 AM. The residence is in a single-family neighborhood.
- Smoking?
- Not permitted indoors or on the loggia, including vapes and cannabis. Designated outdoor areas are available.
- Damage?
- Reasonable wear is expected. Willful or negligent damage is invoiced to the card on file. We document every turnover with photographs.
