The fine print, plainly written.
Casa Brickell is a private residence. The policies below apply to every direct booking and cover what most guests want to confirm before they reserve.
Section · 01
Cancellation
- Free cancellation up to 7 days before arrival — full refund, no fees.
- Cancel within 7 days of arrival and the first night plus the cleaning fee are non-refundable. Remaining nights are refunded in full.
- No-shows and same-day cancellations are charged the full reservation.
- Cancellations must be made in writing to the concierge. We confirm by email within 24 hours.
- Travel insurance is recommended for stays of more than four nights.
Section · 02
Check-in & check-out
- Check-in is from 4:00 PM. Early arrival is offered when the previous stay allows; we confirm 24 hours before arrival.
- Check-out is 11:00 AM. Late departure can be arranged for a half-day rate, subject to availability.
- Self check-in via a unique door code, sent the morning of arrival. The on-site host is reachable any hour by phone.
- Government-issued ID is required at check-in for the lead guest. Minimum age to reserve is 25.
Section · 03
House rules
- Casa Brickell sleeps a maximum of 12 guests across the six suites. Day visitors are not permitted.
- Quiet hours are 10:00 PM to 8:00 AM. The residence is in a single-family neighborhood.
- Events, weddings, parties, and photo or film productions are not permitted under the standard rate. Reach out to the concierge for buyout pricing.
- Smoking — including vapes and cannabis — is not permitted indoors or on the loggia. Designated outdoor areas are available.
- Pets are welcome by prior arrangement. A non-refundable pet fee of $150 per stay applies. Maximum two pets, under 50 lb each.
- Children of all ages are welcome. Travel cribs and high chairs are provided on request.
- The pool is unfenced and unsupervised. Children must be accompanied by an adult at all times.

Payment & deposits
- Reservations are confirmed when the full stay is paid at booking. We accept Visa, Mastercard, American Express, and Apple Pay through Stripe.
- A refundable security deposit of $500 is authorized — not charged — on the card on file 48 hours before arrival, and released within 7 days of departure.
- Reservations longer than 14 nights are billed in two installments: 50% at booking, balance 30 days before arrival.
- All rates are quoted in U.S. dollars and inclusive of the cleaning fee shown at checkout.

Taxes & fees
- Florida state sales tax of 6% and Miami-Dade County surtax of 1% — together 7% — apply to lodging and the cleaning fee.
- Miami-Dade Tourist Development Tax of 6% applies to lodging and the cleaning fee.
- Total taxes and fees come to 13% of the pre-tax subtotal. Itemized on every reservation.
- Optional add-ons — breakfast, airport transfer, and similar — are taxed at the same rate.
Section · 06
Damage & incidentals
- The residence is a 1928 historic property. Reasonable wear is expected; willful or negligent damage is the responsibility of the lead guest.
- Incidental damage up to $500 is covered by the security-deposit hold. Damage above that is invoiced to the card on file with photographs and a written estimate.
- Lost keys, fobs, or remote controls are charged at replacement cost.
- We document the residence with photographs at every turnover. Concerns about the room on arrival should be reported within 2 hours of check-in.
Section · 07
Force majeure
- If a hurricane warning is issued for Miami-Dade County during your stay, we offer a full refund or a date change with no fee.
- Other force-majeure events — power loss longer than 12 hours, mandatory evacuation, declared local emergencies — are handled on the same basis.
Section · 08
Privacy
- We collect only what's needed to confirm and service the stay: name, email, phone, billing details, and special requests.
- Reservation details are shared only with the on-site host. We don't sell, rent, or share guest data with third parties.
- Security cameras cover the exterior entry, the dock, and the driveway. There are no cameras inside the residence or in any private area.
